Terms of Service

These Terms of Service (“Terms”) govern your use of Exclusive Home Finder at exclusivehomefinder.com (the “Site”), operated by Gritty Homes LLC (“we,” “us,” or “our”). By using the Site you agree to these Terms. If you do not agree, please do not use the Site.

1. What the Site is

For homeowners, the Site provides a home value report, a cash offer estimate and a ValueBoost plan for an address. For cash buyers and wholesale partners, it provides a map of public-record information about metro Atlanta properties and a way to register what you buy.

We are not a real estate brokerage, and we do not represent buyers or sellers. Nothing on the Site, and nothing in our messages, creates an agency, brokerage or fiduciary relationship between you and us. Nothing on the Site is legal, tax or financial advice.

2. How we do business

We buy property as a principal, for our own account. When we put a property under contract, we may close on it ourselves, assign our contract to another buyer, or work the deal with a partner, and we may earn a profit on the difference between our contract price and the price another buyer pays. Any purchase or sale happens only under a written agreement signed by both parties. Real estate closings in Georgia are conducted by a Georgia attorney.

3. Estimates are not offers or appraisals

Home values on the Site are automated estimates built from public records, licensed data and recent sales. They are not appraisals or broker price opinions, and the actual value of a home depends on its condition and the market.

A cash offer estimate is a preliminary figure based on that value. It isnot an offer to buy. A real offer is made only after we see the home and is binding only in a written purchase agreement signed by both parties.

ValueBoost plans list typical cost ranges and typical returns for improvements. They are estimates for planning, not contractor quotes, and they do not guarantee any change in value.

4. Opportunity data

The opportunity map and opportunity reports show public records about properties, such as tax delinquencies, code enforcement cases, probate filings, tax-sale overages and foreclosure notices. These are records, not listings. Unless we say otherwise in writing, the properties are not for sale by us, we do not represent their owners, and we do not know whether any owner wants to sell.

Public records can be incomplete, out of date, or resolved after the date shown. Verify everything with the county and do your own due diligence before you rely on any record, estimate or figure on the Site.

5. Buyer and partner registration

Registering a buy box, or registering as a wholesale partner, does not obligate you or us to do any deal. We decide which properties to offer and to whom.

A joint venture happens only under a separate written agreement for that specific property, and that agreement controls over these Terms. Property information we send you about a deal is confidential. Use it only to evaluate that deal, and do not market or share it without our written permission.

6. Communications, SMS program and TCPA consent

6.1 Program description

Gritty Homes LLC (Exclusive Home Finder) operates an SMS program for homeowners who ask for a home value report or a cash offer estimate, homeowners who claim a home report, and cash buyers and wholesale partners who register on the Site. Messages relate to what you asked for: your cash offer and home value, value updates for a home you claimed, follow-ups about your options, and properties that fit your buy box.

6.2 Consent and opt-in

You opt in only by checking the consent box on a form on this Site, such as the one on our Text Updates page, and submitting it. The box is never pre-checked, and checking it is the only way to opt in. Consent is not a condition of any purchase or sale. Your consent is recorded with the exact wording displayed to you at the moment you submitted, along with the date, time and page.

6.3 Message frequency and content

Message frequency varies with your activity, typically up to about four messages per month. Messages relate only to the inquiry or registration you submitted.

6.4 Message and data rates

Message and data rates may apply. Your mobile carrier’s standard rates apply to every message sent or received.

6.5 Opt-out instructions

Reply STOP to any message to stop all further texts. You will receive one confirmation, after which no further messages are sent. You may also reply OPTOUT, CANCEL, END, QUIT, UNSUBSCRIBE or REVOKE. Reply START to resubscribe.

6.6 Help and support

6.7 Privacy and data protection

We do not sell, rent or share your mobile phone number, SMS opt-in data, or consent information with any third party or affiliate for their marketing or promotional purposes. See ourPrivacy Policy.

6.8 Carrier liability

Mobile carriers are not liable for delayed or undelivered messages.

6.9 Supported carriers

The program supports major US carriers including AT&T, Verizon Wireless, T-Mobile, Sprint, U.S. Cellular, Boost, MetroPCS, and Cricket. Carrier support may change without notice.

Other channels. You can opt out of email with the unsubscribe link in any message, and opt out of calls by telling us on any call or emailing the address above.

7. Accounts and sign-in

You sign in with a one-time code or link sent to your email. Keep access to your email secure, because anyone who can read it can sign in as you. We may suspend or close an account that is misused.

8. Acceptable use

You agree not to:

• Scrape, download or copy the map, reports or data at scale without our written permission.
• Republish, resell or redistribute Site content, data or AI-written text without our written permission.
• Use information from the Site to harass, mislead or pressure any person, including property owners.
• Contact anyone using information from the Site in a way that breaks telemarketing, do-not-call, texting, fair housing or any other law. You are responsible for your own compliance.
• Submit false information, or someone else’s contact information without their permission.
• Interfere with the Site’s operation or security, or try to extract its source code.
• Use the Site to break any law or violate anyone’s rights.

9. AI-written content

Some explanations on the Site, such as the reasons behind a ValueBoost plan, are written by an AI model from property facts we give it. We instruct it to use only those facts, and we reject output that states figures we did not provide, but it can still make mistakes. Treat AI-written text as a starting point and check specific claims against the underlying record.

10. Intellectual property

The Site, including its design, code, text, scoring and the way it compiles and presents data, is owned by Gritty Homes LLC or its licensors. Public records remain public, and third-party data belongs to its providers. You may use the Site for your own evaluation of homes and deals; any other use requires our written permission.

11. Disclaimer of warranties

The Site is provided “as is” and “as available.” To the fullest extent the law allows, we disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, non-infringement and accuracy. We do not warrant that the Site will be uninterrupted, error-free or secure.

12. Limitation of liability

To the fullest extent the law allows, Gritty Homes LLC and its members, employees and agents are not liable for any indirect, incidental, special, consequential or punitive damages, including lost profits, arising from your use of the Site. Our total liability for any claim related to the Site is limited to one hundred U.S. dollars (US$100).

13. Indemnification

You agree to indemnify and hold harmless Gritty Homes LLC from any claim, loss, liability or expense (including reasonable attorneys’ fees) arising from your breach of these Terms, your misuse of the Site, or your use of information from the Site to contact others.

14. Governing law

These Terms are governed by the laws of the State of Georgia, without regard to its conflict-of-law rules. Any dispute relating to these Terms or the Site will be resolved in the state or federal courts located in Georgia, and you consent to the jurisdiction of those courts.

15. Resolving disputes informally first

Before filing any claim against us, you agree to contact us atsupport@exclusivehomefinder.com and try in good faith to resolve the dispute informally for at least 30 days. This does not waive any rights you have under the TCPA or other laws that cannot be waived.

16. Changes to these Terms

We may update these Terms from time to time. We will post the new version here with a new “Last updated” date and version number. If you keep using the Site after a change takes effect, you accept the revised Terms.
