This Privacy Policy explains what information Gritty Homes LLC (“we,” “us,” or “our”) collects through Exclusive Home Finder at exclusivehomefinder.com (the “Site”), how we use it, and who we share it with. The Site gives homeowners a home value report and a cash offer estimate, and gives cash buyers and wholesale partners public-record opportunity data for metro Atlanta. This policy also covers the texts, emails and calls that follow from using the Site.

1. Information we collect

• Information you give us. Your name, phone number, email address and property address, your answers about a home’s condition and your timing, and anything you write to us. If you register as a cash buyer or wholesale partner, we also collect your company name, the counties you work, your price range and the notes you add about what you buy.
• Addresses you look up. The address you type and the property information we retrieve for it, such as the estimated value, property facts, and sale and tax history.
• Property and owner records. To build home reports and the opportunity map, we collect public records about properties, including county tax and delinquency records, code enforcement cases, probate filings, foreclosure notices and tax-sale overage lists, along with property data from licensed data providers. When an address is looked up on the Site, we may also obtain the owner of record and publicly available contact information for that owner from a data provider. We do not show owner names anywhere on the Site.
• Account information. If you sign in, we keep your email address and when you signed in. We do not use passwords. You sign in with a one-time code or link that we email to you.
• Saved homes. The addresses you save while signed in.
• Device and usage information. A randomly generated visitor ID cookie, the cookies that keep you signed in, the pages you view, the ad or campaign that brought you to the Site (including ad click identifiers), your browser type and your IP address.
• Consent records. When you agree to receive texts, we record the exact wording you saw, the page, the date and time, your IP address and your browser.
• Communications. The texts, emails, voicemails and calls between you and us. Calls with us may be recorded and transcribed.

2. How we use it

• To produce the home value reports, cash offer estimates, ValueBoost plans and the opportunity map.
• To respond to you and follow up about what you asked for, whether that is your home, your offer or your buy box.
• To contact property owners about a possible purchase of their property, in line with do-not-call and texting laws.
• To match properties we put under contract with registered buyers whose buy box fits.
• To understand how the Site and our advertising perform, and to improve them.
• To prevent fraud and abuse, keep the Site secure, and comply with the law.

3. How we share it

We do not sell your personal information. We share it only in these cases:

• Service providers. Twilio sends and receives our texts and calls, and SendGrid sends our email. Google provides address search, maps, geocoding and Street View images. Property data providers, including Melissa, BatchData and ATTOM, return property, value and ownership information for the addresses we send them. Our hosting and database providers store the Site’s data. Each one receives only what it needs to do its job for us.
• AI writing tools. Some written explanations on the Site, such as the reasons behind a ValueBoost plan, are drafted by an AI model (Anthropic’s Claude) from the property’s address and facts. We do not send your name, phone number or email address for this.
• Advertising and analytics. The Site uses Google Analytics and the Google Ads tag to measure visits and ad results. If you reach the Site from a Google ad and later submit a form, we may report that result back to Google. We may also upload email addresses and phone numbers to Google in hashed (scrambled) form so Google can measure our ads and decide whether to show them to people who are already in touch with us. You can ask us to leave you out of this by emailing support@exclusivehomefinder.com, and you can manage Google’s ad settings at myadcenter.google.com.
• Buyers, partners and agents. When we put a property under contract, we share information about the property with registered buyers whose buy box fits. When we work a deal with a wholesale partner, we share what that deal needs under a written agreement. If you ask us to connect you with a listing agent, we share your name, contact details and property details with that agent.
• Legal reasons. When the law, a court order or a valid government request requires it, or to protect our rights and the safety of others.
• Business transfers. If our business is merged, sold or reorganized, your information may transfer with it, subject to this policy.

No sharing of mobile information. No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. Information sharing to subcontractors in support services, such as customer service, is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties. We will not sell, share, rent, or disclose your mobile phone number, SMS opt-in data, or consent information to any third parties or affiliates for their marketing or promotional purposes. 4. Public-record information on the Site

The opportunity map shows public records about addresses, such as a tax filing, a code case or a probate filing, with the source and date of each record. It is information about properties, not listings, and we do not show owner names. Public records can lag behind a payment or a resolution. If you own a property on the map and believe a record shown for it is wrong or has been resolved, email support@exclusivehomefinder.com and we will check it and correct anything that is wrong.

5. How long we keep it

We keep your information while your inquiry, registration or account is active, and for a reasonable time afterward for legitimate business and legal purposes. We keep consent records for at least four years from the date of consent, because texting laws require us to be able to show them. You can ask us to delete your information at any time using the contact details below.

6. Your choices

• Texts: Reply STOP to any text from us to opt out, or HELP for help. Message and data rates may apply.
• Email: Use the unsubscribe link in any marketing email, or email us atsupport@exclusivehomefinder.com.
• Calls: Tell us on any call that you do not want to be called and we will add you to our do-not-contact list within one business day.
• Cookies: You can block or delete cookies in your browser. The Site still works, but you will be signed out and the visitor ID will reset.
• Access, correction and deletion: Email us to ask what we hold about you, to correct it, or to delete it. Depending on where you live, you may have additional rights, such as opting out of targeted advertising. We will respond within 45 days. We may keep records the law requires us to keep, such as consent records.

7. Security

We use reasonable safeguards to protect your information, including encrypted connections and single-use sign-in codes that we store only in scrambled form. No system is perfectly secure, so we cannot guarantee absolute security.

8. Children

The Site is not directed to anyone under 18, and we do not knowingly collect information from children. If you believe a child has given us information, contact us and we will delete it.

9. Changes to this policy

We may update this policy from time to time. When we do, we will post the new version here with a new “Last updated” date and version number.
