FAQ

Common questions

The first group is for homeowners looking at a value or a cash offer. The second is for cash buyers and wholesale partners looking at the opportunity map. If yours is not here, ask us or text (470) 208-7727.

For homeowners

Is the cash offer estimate a real offer?+
It is an estimate of what a cash buyer would typically pay for the home as-is, calculated as a flat share of the estimated market value. A real offer follows a short walk-through to confirm condition. Nothing on the page obligates you to anything.
How is the home value estimated?+
It is an automated valuation built from public records and recent sales. It is not an appraisal and can differ from what the home would sell for. You can re-check it once a day with the refresh link on your report.
What is ValueBoost?+
A plan of the improvements buyers in your home’s price range actually pay for, ranked by impact, with a typical cost range and the return each one tends to bring at sale. The numbers come from a deterministic model of your home’s age, size and features; the write-up only describes them. They are planning estimates, not quotes, and you can skip the work entirely and take the cash offer instead.
Will anyone call me?+
No. Nobody calls unless you call us or ask us to call you.
What does claiming the page do?+
It verifies the page is yours by a six-digit text code, unlocks the owner-only details such as your equity estimate, and lets us text you when the value moves or a cash buyer shows interest. It costs nothing.
Do I have to sell?+
No. The options shown — sell for cash, list it, sell now and move later, or stay and watch — are there whenever you want them, or never. Claiming a page just keeps you updated on the value.
How fast can a cash sale close?+
In as little as seven days once the walk-through is done and the price is agreed, with no repairs, no showings and no financing contingency. You pick the closing date; if you need to stay in the home for a while after closing, say so and we will structure it.
What if I would rather list the home?+
Then we refer you to an independent licensed agent. We are not a brokerage and do not list homes ourselves; the listing estimate on your report is there so you can compare the two paths honestly, net of commission and closing costs.
Do homeowners pay anything?+
No. The report, the cash offer estimate, the ValueBoost plan and the claim are free. We are paid by the buyers and agents we work with, never by homeowners.

For cash buyers and wholesale partners

Are the homes on the opportunity map for sale?+
No. The map is public-record data about addresses: a tax delinquency, an open code case, a probate filing, a tax-sale overage, a foreclosure notice. None of it is a listing, we do not represent the owners, and we are not offering any of these homes for sale. When we put a property under contract ourselves, it is shown separately and sent to registered buyers whose box it fits.
Where does the data come from?+
County tax commissioners, code-enforcement portals, probate court dockets, published excess-funds lists and the legal-organ newspapers that carry foreclosure notices in Georgia. We collect it directly, keep the source and date on every record, and refresh nightly. Records can lag a payment or a resolution, so treat each one as a lead to verify.
Why is there no owner name on a page?+
Because the page is about the property. The records are public, but we keep the people out of the public view on purpose. The "absentee" flag you may see is the county’s own note that the tax bill mails somewhere other than the property; it is a fact about the address, not a person.
What do the sort options mean?+
Strongest signals ranks by how many records an address carries and how serious each is. Most years behind and largest balance owed read the county’s delinquent-tax file. Newest record puts the latest filing first. Most records stacked surfaces addresses with more than one kind of record. Absentee owners first puts the addresses whose tax bill mails elsewhere at the top.
Can I make an offer on a property through the site?+
No. We are not the owner’s agent and we are not marketing the house. Registering a buy box is the way in: when a property like it becomes a contracted deal with us, you hear first.
What does registering a buy box do?+
It records the counties, price range, property types and exit you buy for, so we can match deals against it; it puts you on the list for first look at properties we put under contract; and it lets us reach you by text, call or email about those deals. You can opt out of texts at any time by replying STOP.
How does a joint venture with you work?+
Property by property, in writing, before anything is marketed: who found it, who is funding it, who is disposing of it, and how the assignment fee splits. Both parties are on the settlement statement. We do not blast each other’s deals to lists and we do not re-market anyone else’s contract through the site.
Do you daisy-chain or blast deals?+
No. A deal goes to the registered buyers it fits, at one price, under a written property-specific agreement with the partner who brought it.
Who is Exclusive Home Finder?+
A Georgia home-data and home-selling site operated by Gritty Homes LLC. We are not a real estate brokerage. We buy properties as a principal, sell our own contract positions, and refer sellers who want to list to independent licensed agents.

Public-record data about the address. These are not listings, and they are not for sale by Exclusive Home Finder.
