Exclusive Home Finder does two things. For a homeowner, it answers the first two questions anyone selling asks — what is the house worth, and what would a cash buyer pay for it as it sits — with nothing to fill out and nobody calling. For a cash buyer or a wholesaler, it maps the public records that usually come before a sale, so the people who buy houses for cash can see where to look.
For homeowners
Two numbers, then your options.
Type an address and the report comes back with an estimated market value from public records and recent sales, a cash offer estimate, and a ValueBoost plan that shows what the home could be worth after the improvements buyers in its range actually pay for. The cash estimate is a flat share of the value, as-is, before repairs. A real offer follows a short walk-through to confirm condition.
Nobody calls unless you ask. If you want to sell for cash, we buy as a principal and can close in as little as seven days. If you would rather list, we refer you to an independent licensed agent. If you only want to keep an eye on the value, claim the page and we text you when it moves.

Every night we collect the public records that tend to precede a sale across metro Atlanta — delinquent property taxes, open code-enforcement cases, probate filings, tax-sale overages and foreclosure notices — group them by address, geocode them and score them. The map and the opportunity reports are that data. They are not listings, we do not represent the owners, and none of it is for sale by us.
When we put a property under contract ourselves, the registered buyers whose buy box it fits hear first, one deal at a time. Wholesalers with a contract of their own can joint-venture it with us property by property, in writing, with both parties on the settlement statement. We do not blast deals and we do not re-market anyone else’s contract.
How we work, plainly
We are not a real estate brokerage. Exclusive Home Finder is operated by Gritty Homes LLC. We buy properties as a principal, sell our own contract positions, and refer sellers who want to list to independent licensed agents. We do not act as anyone’s agent.
Homeowners never pay us. We are paid by the buyers and agents we work with. A home report, a cash offer estimate and a ValueBoost plan are free, and claiming a page costs nothing.
Public records stay about the property. The records we map are public, but we keep the people out of the public view on purpose: no owner names on any page. Records can lag a payment or a resolution, and every record carries its source and date.
You control the contact. Nobody calls unless you tap Call, Text or pick a day yourself. Texts come only after you opt in, and you can stop them any time by replying STOP.
